LOCATION:
Approximately 5 miles North of Marysville, on the West side of Highway 70, and West on Ellis Road over levee. Property borders many other walnut, prune and almond orchards. The entire ranch is located in Yuba County.

PROPERTY DESCRIPTION:
The ranch includes 120 acres +/- of continuous land, with the levee to the East and the Feather River to the West.

SOILS:
The soil of the entire ranch contains prime river bottom, Class I material. Please let it be recognized that all buyers, once under contract, should fully satisfy themselves of the soil type by means of excavation during the investigation period.

CROPS:
Total acres 120 +/- with approximately 110 acres planted to older “Serrs” that show good production, which should further clarify a positive soil type. This orchard was planted in what is to be believed, the early 1980's. Although some replants have taken place, there is still plenty of production left for years to come under the right farm management.

WELLS:
There is one (1) agriculture well located on the subject parcel which supplies ample water for the current water needs of the pull type irrigation system. The deep well is located in the middle of the subject property, and is in close proximity to the Feather River. This well has a fourteen (14) inch casing, and a total depth of one hundred sixty-two feet (162'), with a turbine type 50 horse power (50) pump, roughly producing one-thousand four hundred gallons per minute (1,400) G.P.M. IRRIGATION:
The entire property is under a pull type irrigation, which has proven ideal for river bottom orchards.

WATER RIGHTS:
The property is bordered by the Feather River to the West. It is not known at this time if Riparian water rights exist. Buyers should investigate these possible water rights during the buyer due-diligence period, if so desired. All current irrigation water needs are supplied by the one (1) well as outlined above.

All buyers are strongly advised to investigate all water rights and ground water production associated with the subject property to fully satisfy themselves once entered into a purchase agreement with the seller during the buyers due-diligence period regarding the subject property.
