LOCATION:
Approximately 5 miles North of Chico, just west of Highway 99E, on Cana Highway. Property borders many other Walnut, Prune and Almond orchards. The entire ranch is located in Butte County.

PROPERTY DESCRIPTION:
APN: 047-100-155-. The ranch consists of 40 acres +/-, of which 38 acres are planted to
Chandler Walnuts, with various planting times as described below. Additionally, there is a custom built, carefully maintained family residence nestled in the middle of the property, boasting 3,200 square feet comprised of four (4) bedrooms, three (3) full baths, and a four (4) car garage.

SOILS:
Although the attached soils map indicates class IV and class V material, per the seller, the nature of these soils are highly suitable for walnut production. Also, the sellers believe that soils mainly consist of class I, class II, and some class Ill material. All buyers, once under contract, should fully satisfy themselves of soil types by excavation methods during the due-diligence period.

CROPS:
There approximately 18 acres of "Chandlers,” which are older but still in excellent production, which should further clarify a positive soil type. These trees were presumably planted during the mid-to-late 1980's with spacing of 35'x35'. Although some replants have taken place, there is still robust production possible for years to come.

Additionally, there are roughly fourteen (14) acres of eight (8) to ten (10) year old Chandlers with spacing of 35'x30', with inter-plants (spring of 2015), making the spacing 35'x17.5'.

In conjunction with the above, there are approximately six (6) additional acres of Chandlers which were planted in the spring of 2015 with spacing of 35'x17.5'. Prior to the 2015 planting of the six (6) acres, the current owner both deep trenched by excavation and then ripped the soil.

WELLS:
There are two (2) agriculture wells and one (1) domestic well located on the subject parcel. For the current water needs of the solid set irrigation, there lies a deep well at the south-east corner of the subject property. This well has a fourteen (14) inch casing, and a total depth of three hundred forty-four feet (344') with roughly two-thousand (2,000) G.P.M. (gallons per minute) of production. This pumping system was newly installed at the same time of the installation of the solid set irrigation in the spring of 2014, and is new from the casing to the power pole. The second well, located in the middle of the forty (40) acre parcel, has a submersible type pump with production and integrity not known. The current owner uses this well for the water supply of spraying throughout the year. In conjunction there also consists a small domestic well on this parcel that services the custom home.

IRRIGATION:
The entire property is under solid set irrigation, which was just recently installed in the spring of 2014.

WATER RIGHTS:
There are no surface water rights associated with the subject property. All irrigation and domestic water needs are supplied by the three (3) wells as outlined above.

All buyers are strongly advised to investigate all water rights and ground water production associated with the subject property to fully satisfy themselves once entered into a purchase agreement with the seller during the buyers due-diligence period regarding the subject property.
