LOCATION:

Located approximately 5 miles east of Highway  70 on Ramirez Road, just  south of Lower Honcut Highway.  Property borders Honcut Creek to the north which is lined with large oak, and sycamore trees and many other types of large vegetation. The entire ranch is located in Yuba  County.

 

WILDLIFE:

Wildlife is abundant in the area, including Turkey, Deer, Quail, Ducks and Geese.

 

PROPERTY DESCRIPTION:

There are two parcels to the subject property. One parcel is 58.23 acres +/-, # 003-060- 021, and the other parcel is 20 acres +/- , # 003-060-020. The entire ranch (minus roads and houses), has been leveled, deep ripped, and recently planted to paradox seedlings.

There are two houses located on the subject property,  one on each parcel.  The 58.23 acre parcel has a modest 3 bedroom two bath rental, and the 20 acre parcel has a newer 3 bedroom two bath home occupied by the previous  owner with a life estate.

 

SOILS:

The nature of this soil very suitable for walnut production. Soils vary between class I, II, and III material as evidenced with the national soil survey, although upon all visuall test holes that were dug prior to planting, the soils throughout appear to be more inline with class I and some class II type  material.

 

CROPS:

The orchard was planted in the spring of 2015. Prior to this years planting, the subject property  was in permanent pasture.               Spacing of the seedling paradox  rootstock  is 26X26 off set. Prior to planting the soil was leveled for proper drainage, and then slipped plowed  (deep ripped about 6 feet), two  ways.

 

WELLS:

There are two agriculture wells located on the subject property, and one domestic well. The first well located at the rear of the 58 acre parcel  is a 25 H.P. turbine type pump  with a 8" casing, and production of about 550 gallons per minute, in conjunction there also consists a small domestic well on this parcel. The other pump is a 7 H.P. submersible with a 14" casing and a domestic pump along side for the dwelling located on this

parcel.   This well and pump, is located on the 20 acre  parcel.

 

IRRIGATION:

The newly planted seedlings are irrigated by micro jet for easy management and water conversation.

 

WATER RIGHTS:

The property lies within the Browns Valley Irrigation District. There is surface water available from a lateral ditch from the Yuba river flowing at the east of the property. Also, old riparian rights do accompany this property out of Honut Creek during certain times of the year.

 

All buyers are strongly advised to investigate all water rights and ground water production associated with the subject property as well as any of my listings to fully satisfy themselves  before or during buyers due-diligence  period.
